How it works

From guest review to comparable score, in three steps.

No black-box ratings. Every score traces back to the reviews behind it.

01 · Read

Every review, processed

We continuously ingest publicly available guest reviews for every hotel we cover. A rolling 24-month window covers hundreds of thousands of reviews and grows every day.

02 · Score

Six dimensions, every review

Each review produces structured sentiment scores across six dimensions: service, food and beverage, rooms, amenities, location, and value. We capture what guests liked, what they didn't, and the specific themes they raised.

03 · Aggregate

Property, brand, destination

Per-review scores roll up into the property, brand, and destination scores you see across the site. Recent reviews matter more than older ones. Every score traces back to the reviews behind it.

The six dimensions

What we measure.

Every property is scored on the same six dimensions, so every score is directly comparable.

Service

Staff conduct, response, attentiveness, recovery.

Food & Beverage

In-property dining, room service, bar program.

Rooms

Room quality, suite design, sleep experience.

Amenities

Spa, pool, fitness, kids' club, business facilities.

Location

Setting, neighbourhood, accessibility, views.

Value

Perceived rate-to-experience relationship.

What makes it trustworthy

A score you can rely on.

Four principles that separate Luxury Intel from review aggregators and editorial guides.

Refreshed daily, not annually

Reviews flow in every day. Pricing refreshes every day. A property's score reflects the last 24 months of guests, weighted toward the most recent. No quarterly black-box recompute, no annual editorial cycle.

Recent reviews count more

A review from six months ago carries more weight than one from two years ago. The score you see today reflects the current guest experience, not the property's reputation from a prior renovation or ownership cycle.

Built on guest experience

Forbes, Condé Nast, and Travel + Leisure rankings are editorial — a small group of reviewers visiting properties. Our scores come from thousands of real guests, at every property, every night. The voice of the market, not the editor.

Independent and unpaid

No brand-sponsored placements. No paid score adjustments. No reviewer junkets. Properties appear and move on the data alone. The score you see is the score every reader sees.

Who it's for

Built for the people who care about luxury hotel data.

Luxury intel is built for hospitality analysts, private equity associates, REIT corporate development teams, sell-side equity research desks, brand strategy teams at major luxury hotel groups, and travel advisors. The same dataset serves all of them.

  • Hotel pages with theme summaries

Why Free is enough: 90-day forward pricing covers a typical luxury booking window; 6-month sentiment trends spot rising vs. declining properties before booking.
Pro

Travel advisors

Independent advisors and Virtuoso-member agencies. Match a brief to the right luxury hotel and cite structured sentiment when defending a recommendation.

  • Full 365-day pricing calendar
  • Six per-category review scores per hotel
  • Side-by-side hotel comparison
Why Pro: the 365-day calendar is decisive for booking shoulder windows; the per-category breakdown is the language clients respond to.
Pro

Sell-side, buy-side, and corporate-development teams covering the luxury hospitality segment. Coverage initiations, earnings previews, IC memos.

  • 24-month sentiment trajectory
  • Per-property rate distribution
  • Brand-portfolio benchmarks
Why Pro: guest-derived sentiment is a leading indicator the editorial guides miss — the analytical depth your clients won't get from broker desks.

  • Per-dimension peer comparisons
  • Brand-portfolio sentiment trajectory
  • Day × month rate heatmap per property
Why Pro: the same analytical view your competitors and the advisors recommending against you are already using.
Common questions

Frequently asked.

Where do the reviews come from?
Publicly available guest reviews from the major review platforms. We don't host or solicit reviews ourselves — we analyze what guests have already published and turn it into structured, comparable scores.
How often does the data update?
Continuously. New reviews are scored as they appear, and nightly rates are refreshed daily across the next 365 days.
Why don't all hotels get a score?
A property needs a minimum sample of guest reviews in the trailing 24 months to receive a published score. Properties below the threshold are still searchable but their scores stay suppressed until the sample rebuilds.
Can a hotel pay to improve its score?
No. Scores are derived from publicly available guest reviews and cannot be paid to move. There are no sponsored pages, no paid placements, and no advertorial anywhere on the site.
What's free and what's paid?
All public hotel, brand, and destination pages are free. A paid membership unlocks the full 365-day pricing calendar, the 24-month sentiment trajectory chart, and reputational-risk flags.
