Character and identity
Set inside a 1904 flatiron building in Mid-Market, this is the flagship of the Proper brand and a full immersion in Kelly Wearstler's maximalist hand. The conceit, that a fictional great-aunt named Gilda has filled the place with a lifetime of finds, runs through the lobby's velvet couches, cubist paintings, original marble floors and exotic rugs. Across 131 rooms (no two identical), pattern stacks on pattern: striped bedding, custom floral wallpaper, walnut joinery. Villon handles seasonal California cooking downstairs; Charmaine's, the indoor-outdoor rooftop bar, draws design-literate locals for spritzes and skyline views.
Who's it for
Best for:
Design-minded couples and solo travellers who treat the interiors as part of the trip, and who want a central base for SFMOMA, Hayes Valley, Union Square and the Opera House. Groups of friends will find the Bunk Room genuinely fun, and dog owners (under 35 pounds) are welcomed.
Should look elsewhere:
Families wanting resort amenities, traditionalists who find Wearstler's layered prints exhausting, and anyone sensitive to the Mid-Market neighbourhood, which is central but rough at the edges. Those seeking a quiet spa-led retreat or expansive suites won't find that programme here.
Bottom line
This is a design hotel first and a hotel second: you're paying for the Wearstler interiors and the rooftop scene at Charmaine's, not for a deep service or wellness offering. Book a Premier Suite on the flatiron point for the private lounge nook, use the complimentary three-mile Cadillac house car to skip the walk through Mid-Market, and build at least one sunset into your stay on the roof.
