The general manager is highly visible, which sets the tone. Room rates start high, and the property operates on an aggressive pricing-by-the-piece model: the mandatory boat transfer is billed separately, still water at dinner carries a charge, the minibar is not restocked as a courtesy, and select excursions and premium experiences add up quickly. Against the backdrop of what competing Asian properties at similar price points include, some of these line items feel ungracious. That said, the villa hardware, the GEM service, the spa, and the sheer privacy of the island genuinely justify a high rate — the issue is less the total cost than the nickel-and-diming texture of how it accumulates.

Exceptional. The architecture — dark stone, weathered timber, glass — disappears into the jungle rather than announcing itself, and the island has been developed with unusual respect for existing vegetation. The boardwalk circling the shoreline is a small masterpiece of atmospheric design; the sunset bar perched at the island's high point is the most reliably magical moment of the daily rhythm. The spa building is a destination in its own right, and ranks with the best in the country.

Two restaurants — Tree (Khmer-leaning, more atmospheric) and AHA (broader international with local accents) — rotate nights during quieter periods, which is the property's most legitimate weak spot. The cooking itself is genuinely accomplished, with highlights in the modern Khmer repertoire (amok, Kampot pepper preparations, locally caught fish). Breakfast is excellent: a small but thoughtful buffet anchored by fresh-squeezed juices, genuinely good pastries, and an à la carte menu of creative dishes. The wine list is modest by international five-star standards, and pricing — for food, wine and the small-but-persistent charges for still water at dinner — is the single most consistent source of guest friction. Dietary accommodations (vegan, vegetarian, allergies) are handled with notable grace by the kitchen.

The logistics are one of the property's quiet triumphs. Sihanoukville airport to villa in under 45 minutes is genuinely rare for an island resort of this caliber.
